Things Tenants Should Check BEFORE Calling for Maintenance

Smoke detector is beepingPlease immediately replace the battery.
Smoke detector is not going off when testing the batteryPlease immediately replace the battery. If the detector is still not working, please call and notify us immediately.
Toilet is cloggedTry using a plunger. Sometimes it will take several attempts. If the obstruction does not clear, please call for maintenance.
Water is dripping from the back of the toiletImmediately turn off the water behind the toilet. Call for maintenance.
Sink is pluggedRemove any hair from the drain. Try using a drain cleaner. Call for maintenance if problem persists.
No hot waterCheck the thermostat on the hot water tank. Check that the pilot light is lit.
Hot water is too hotTurn down the thermostat on the hot water tank.
Heater is not workingCheck the thermostat. Check the furnace or wall heater’s pilot light. Check that the cover is properly secured to the furnace. Check the furnace filter and replace it if dirty. Check the circuit breakers.
Refrigerator is too warm or too coldCheck that the refrigerator and freezer are properly set to the correct temperature. Check the front and back grills to make sure they are clean (use the hose on your vacuum cleaner). Check that the drain line is not clogged.
Garbage disposal is not workingCheck the circuit breaker. Press and hold the reset button on the bottom of the disposal under the sink. Use an allen wrench to turn the disposal to make certain nothing is jammed. Under NO circumstances should you EVER place your hand into the garbage disposal.
Dishwasher will not drainClean any food out of the bottom of the dishwasher. Rinse dishes off before loading. Use Jet Dry to prevent hard water build up.
Faucet is leakingTurn off the water under the sink. Call for maintenance.
No power to plugs or switchesCheck fuse box or breaker panel for tripped breakers. Reset all breakers.
